Park Street Lofts was an exciting project that allowed Random Orbit to fulfill a number of its development ideals:

* To create Live/Work housing-a new housing type in Maine. This project allowed Random Orbit to further explore the advantages of live/work condominiums- a new and exciting housing type to Maine. There is an economic advantage by combining living and work costs. The simple open floor plan offers a creative advantage that allows flexible and interesting use of space. This type of development fosters community in the building that can have a great positive impact on the "creative economy" and livability of Saco.
* Adaptive redevelopment of an historic building. This is a fine old heavy timber framed building that had an industrial use right up to the start of this project. Converting the building to live/work lofts gave the property a conforming use while retaining much of it's interesting industrial vernacular.
* Urban center infill. Park Street Lofts is in the urban core of Saco. Main St. and city services are within walking distance. It is a part of the historic and cultural fabric of the city.

East Bayside Studios

This project introduced the New York industrial loft to Portland-with a twist-new construction. Since there was not much of an industrial/manufacturing base in Portland's history, there are not many old buildings ripe for conversion so, new construction was chosen for this project. East Bayside Lofts are set in a transitional neighborhood between light industrial and dense residential. The industrial design and use of materials are at home in this site and offer a unique residential opportunity. Through careful zoning changes, these units were created as true live/work units with the goal of ownership by artists.

St. Lawrence St. Condominiums

This project was one of the first condo conversions of the recent Portland real estate boom. It was watched closely as a model for redevelopment of historically interesting buildings into modern use. Shortly after this project the condo conversion floodgates opened. One side of this Greek Revival Duplex had been converted to 3 flats in the 1920's with an addition and extensive renovations. The other side was still occupied by the daughter of the renovator and was in close to original condition. Original features were restored throughout including rebuilding all the doublehung windows. All new mechanical systems, kitchens and baths were installed.

Artist Studios

Project completed-1986

Merrill Street Studios was the first dedicated artist studio building in Portland. It is still one of only a few. The building was originally used as a dairy than as a cooperage. Just prior to redevelopment it was a construction warehouse for a masonry contractor. Conversion to artist studios was a much more compatible use for this unusual "industrial" building in a dense residential neighborhood. It was welcomed by the community and has proven to be a good neighbor.
